The Grounds is the headline addition in EA SPORTS FC 27, which launched on September 25, 2026: a social football world with a personal player, 1v1 to 3v3 street matches and a new home for Clubs, holding up to 100 players in a shared space. Career, Ultimate Team and regular matches remain alongside it.

Based on official information as of October 7, 2026, without independent hands-on testing.

EA SPORTS FC 27 launched on September 25, 2026. Alongside Career, Ultimate Team and conventional matches, this year adds The Grounds: a social football world connecting a personal player, street games and Clubs. Here is what each route involves and what this edition adds.

The Grounds is a world you can explore

The Terrace connects three districts: French-inspired Montclair, Argentina-inspired Zeiza and British-inspired Parkside. You can move between pitches and activities, meet other players and watch matches from the sidelines. An online world can hold up to 100 players. That is the shared-world population, not the number competing in a single football match.

Street Football includes three-minute 1v1, 2v2 and 3v3 matches. In 1v1, each side has an AI goalkeeper; 2v2 and 3v3 use smaller goals without keepers. There is also an in-world Rush experience, separate from stadium Rush.

Kickabouts give football a different objective. Bucket Ball asks you to send the ball into a hoop. The Big Race is a dribbling race through obstacles. In Team Keep Away, two teams of three score through possession and passing. Balloon Ball has players kick balls at opponents’ balloons to eliminate them. These activities are separate from Street Football matches.

Use the map to find an activity, go to its pitch and check the rules board. Fast travel is available for supported destinations. Join the queue and wait for enough players. Friends connect through EA Connect; another invitation can bring you together if you land in different worlds. The Grounds does not offer open proximity voice chat with everyone nearby.

The introduction brings back Alex Hunter and includes a street match alongside Kylian Mbappé. Mentors then provide different objectives: Mbappé focuses on small-sided games, Chloe Kelly on Kickabouts and Paulo Dybala on Clubs. They give newcomers a starting direction even without an established group of friends.

Your player develops and Clubs gets a new home

Your player uses an Archetype, a specialization suited to a role and playing style. Matches and objectives award AXP, the experience used to develop it. The system returns, but FC 27 unlocks every Archetype from the start and allows attribute points to be reassigned without a paid reset. That makes it easier to experiment with another role.

Masteries add long-term growth: reaching Archetype milestones grants permanent attribute boosts across your builds. Amps are separate items with temporary benefits for a limited number of matches; they do not apply in Kickabouts. Activities and objectives can also award Grounds Coins. Stores offer appearance and gameplay items, so check whether an item uses earned Coins or FC Points.

Clubs is the returning mode in which each participant controls one player within a team. In FC 27, its Clubhouse sits inside The Grounds. From there you can create a club, join one or accept a friend’s invitation.

Leagues and Playoffs return alongside the new Club Tournaments: 11v11 competitions whose rounds, rules and rewards can vary between events. Players looking to join without organizing a club can use stadium Drop-In or Rush and conventional matchmaking.

A club career or one player’s career

Manager Career and Player Career remain separate routes. As manager, you build a squad, handle transfers, choose tactics and manage seasons. Player Career centers on an individual professional’s development and objectives. The choice is between running the whole team and progressing as one footballer within a club.

This year’s management changes include staged transfer negotiations, competing bids and options such as instalments and buyback clauses. Dynamic OVR adjusts current ratings for form, morale and match fitness. Player Career adds Rivalries, with objectives against AI professionals in similar roles, such as outperforming a rival across several matches.

Manager Live returns with focused scenarios, extended by the new Creator Challenges. A web portal lets players define objectives, restrictions and a deadline, then share a code. Player-created challenges do not award rewards. Cross-platform sharing is limited to the same generation, while Switch 2 challenges remain on Switch 2.

Ultimate Team combines squad building with matches

Ultimate Team is the ongoing mode where you collect Player Items, assemble a squad and improve it through matches and objectives. Squad Battles offers AI matches at a chosen difficulty; Moments provides short scenario challenges. Rivals is the online divisional route, with Champions offering further competition. These are returning experiences.

Gallery is the major collecting addition: eligible items fill themed sets, higher set grades unlock rewards and your Gallery level grows. Adding an item does not remove it from your club. An item that passed through the club can still count after being sold, although it is no longer available in your playable squad.

SBCs work differently: submitted items are permanently removed from the club. This year’s simplified challenges use accumulated Item Score and can be completed across multiple submissions. Traditional squad-building puzzles remain alongside the new format.

New Single Player Live Events offer themed AI competitions with their own conditions and rules. Holographic items add collectibility and presentation, but do not improve on-pitch attributes. Ultimate Team still includes purchases and paid random items.

Quick matches and training are still available

Kick-Off offers quick solo or local matches. Seasons provides online seasons with real teams, while Co-op Seasons pairs two friends against another duo. Online Friendlies lets you invite a friend for a match. Learn to Play and Skill Games provide instruction and drills. These are returning options, not new FC 27 modes.

The matches themselves also change. Competitive gameplay reduces automatic tackles and puts more emphasis on manual defending. Corners let you control movement in the box before the delivery arrives, while aim and power matter more to where crosses land.

What to check before starting

The Grounds, including Clubs, is limited to PS5, PC, Xbox Series X|S and Switch 2. FC 27 also exists on older consoles and the original Switch without that world. PC, PS5 and Xbox Series X|S share a cross-play generation; PS4 and Xbox One form another. Switch and Switch 2 do not support cross-platform play.

FC 27 Lite is a free download with a limited selection of modes. It excludes The Grounds, Career and Ultimate Team. Eligible EA Play members have a ten-hour trial, subject to terms and regional availability. Limited-time events, rewards and fixes can change during the season.
